Our Mission Is Simple: Comfort, Affordability, Conservation
A roof coating is a monolithic fluid applied to a roof that has elastic properties that allow for some flexibility and elasticity. It is the top layer of a composite roof membrane that receives both infrared and UV rays from the sun and precipitation. It is waterproof for substrates but it cannot withstand other forms of heavier pressure the way deck coatings applied on roads can.
There are three main purposes of white roof coatings:
When installed correctly, roof coatings are a protective layer that can solve roof leaks on any kind of roofing material. White roof coatings provide protection from sun’s heat and UV rays. It also helps to protect the roof from prematurely breaking down from the intensity of solar heat.
Roof coating can extend the lifespan of your roof by an additional 25 years.
Studies show that roof coatings increase building efficiency. Because of its insulating and reflecting effects, it can lower rooftop temperatures and thus reduce the energy required from your HVAC system. White coating is not usually reflective id not for its top coat. So, with time, the reflectivity of the white roof coating disappears. Maintenance must be conducted every 3-7 years.
Binders are composed of organic or silicone compound. These are polymers that give the roof coating its elastic and tensile properties. Common elastomers used as binders in white roof coatings include acrylic, rubber, urethane, and vinyl. The titanium dioxide and zinc oxide are common pigments that give the roof coating its white color.
Today, coatings are mostly water-based. They are what we know as latex. The water in latex serves as the carrier of the liquid. Reactive coatings use organic solvents as carrier.
White coatings can be applied to any type of roofing material. It can be used on polyurethane roofs, metal roofs, rubber roofs, or even bitumen roofs.
Primers are important for keeping the roof surface and coating together like a glue so that it sticks nicely to the material. For best results, it must be applied on clean surfaces. Surface preparation is so important it must not be dispensed with.
The coating can be applied by brushing, airless spraying, or rolling.
Most white roof coatings are waterproof but there are those that are not. It depends. If it is acrylic, it is breathable and permeability. Butyl and neoprenes have very low permeability so these are the type that can resist transmission of moisture.
The primary advantage of Elastomeric coating is its ability to fix roof leaks. It is the type of white coating that can repair any kind of leak. It can stretch and contract easily depending on the outside temperature.
This type is best for flat roofs or sloping roofs. The main advantage of butyl is its superior resistance to water pressure. It is one of the best shield against vapor.
For over sloped roof, acrylic is best. It is also know to be the most environment-friendly.
This is the type of elastomeric coating best applied on rubber roofs.
Silicone coating is also very popular because it can also be applied to any roofing surface. It has a seamless membrane that protects your roof from even the harshest weather conditions. Silicone is permanent and does not break or crack. It is also know to prevent mold, mildew, staining.
Just like the elastomeric coating, it protects the roof but the silicone coating is said to be a better performer than the former. It is designed to fix leaks and even rust. As mentioned earlier, it can withstand harsh weather conditions.
With spray foam re-coat using low solids silicone coating, it can increase the lifespan of the roof and the maintenance can be up to every 10-20 years. That’s double the normal white roof coating.
