What is a Roof Coating?
A roof coating is a monolithic fluid applied to a roof that has elastic properties that allow flexibility and elasticity. It is the top layer of a composite roof membrane that receives both infrared precipitation and UV rays from the sun.
It is waterproof for substrates but it cannot withstand other forms of heavier pressure the way deck coatings applied on roads can.
Deck coatings and roof coatings are two different things and they are often confused by many. The former is designed for waterproofing areas for pedestrian traffic.
There are two main purposes of white roof coatings:
Binders are composed of organic or silicone compound. These are polymers that give the roof coating its elastic and tensile properties. Common elastomers used as binders in white roof coatings include acrylic, rubber, urethane, and vinyl. The titanium dioxide and zinc oxide are common pigments that give the roof coating its white color.
Today, coatings are mostly water-based that is also known as latex. The water in latex serves as the carrier of the liquid. Reactive coatings use organic solvents as carrier.
White coatings can be applied to any type of roofing material. It can be used on polyurethane, metal, rubber, or even bitumen roofs.
Primers are important for keeping the roof surface and coating together like a glue so that it sticks nicely to the material. For best results, it must be applied on clean surfaces. Surface preparation is so important it must not be dispensed with.
The coating can be applied by brushing, airless spraying or rolling.
Most white roof coatings are waterproof but there are those that are not. It depends on the material; if it is acrylic, it is breathable and permeable. Butyl and neoprenes have very low permeability so these are the types that can resist transmission of moisture.
The primary advantage of Elastomeric coating is its ability to fix roof and other types of leaks. It can stretch and contract easily depending on the outside temperature.
